When you live in a community like Lake arrowhead you are always curious about what is available and what has sold for this past year. I’m get a take a few minutes to provide you data from our listing service here in Atlanta that comprises of all the sold active in pending homes in the Lake arrowhead community. Not only is it important to find out what has been selling or under contract for current residents but also for perspective purchasers in this gated North Georgia community just one hour north of Atlanta.
Let’s get into some of the statistics here. First off I would like to say that this is for 2014 year to date. Seeing that the year is not over yet this is not all of 2014 data but is a pretty good gauge of what has happened this year at Lake arrowhead. There are currently 47 active homes ranging from 100K to just under 70 K. There are nine homes currently under contract in the Lake arrowhead community.
If we go into sold data we see that the most expensive homes sold in Lake arrowhead this year was for $608,000 sold by Becky Babcock of ERA Realty. The least expensive homes sold was for 70 K. There have been 65 homes sold in Lake arrowhead year to date in 2014 and the average price point has been $220,000 on the dot. One important statistic I’d like to point out is that the average days on market for the Lake arrowhead community in 2014 is 141 days on the market. That is not a very good statistic compared to the rest of Metro Atlanta but actually is not terrible considering most of the homes in the community are secondary or vacation homes and that market still has not bounced back extremely solidly since the 2006 start of the downturn. One other interesting statistic I’d like to point out is that there have only been three homes sold in the Lake arrowhead Georgia community that have sold over 500K or for a half $1 million or more in 2014. That number has typically been higher and I hope in the coming years we will see a higher sales price and many more homes on the lake or golf course cell for the premiums they deserve.
